It is not a survey of every member of either generation, and a top destination should not be read as the choice of most people in that age group. Migration rankings also say more about relative flows than the total size or long-term durability of demand.
For local housing markets, the distinction matters because different cohorts can put pressure on different property types and price points. San Antonio’s Gen Z ranking and Houston’s millennial ranking point to separate demand channels rather than a single Texas story. Builders, landlords and sellers should therefore treat generational labels as a starting point for understanding recent movers, not as a substitute for neighborhood-level evidence.
