Redfin’s weekly market report placed pending home sales at their lowest level in nearly three years. Pending sales count homes under contract, so the measure captures an earlier stage of activity than completed closings and offers a timely view of demand entering the pipeline.

The reading does not mean every contract will close, nor does it measure shoppers who have not made an accepted offer. Weekly data can also be noisier than a monthly series. Even with those limits, a multi-year low indicates that fewer transactions were advancing toward closing during the report’s measurement window.

That weakness has different consequences on each side of a deal. Sellers may face longer marketing periods or need to revisit terms when offers do not materialize. Buyers who remain qualified may encounter less competition, but the low contract count also reflects the affordability constraints keeping many households from acting. Future closed-sales reports will show how much of this pending weakness carries through.
